Scalping & Thatch Removal
Bermuda is scalped down low so sunlight and seed can reach the soil instead of getting caught in old growth.

Overseed
A Premium cool-season ryegrass blend is spread evenly in both directions for proper coverage and no bare spots. Topped with Compost when needed.

Irrigation
Checking every sprinkler head for proper function and checking the system for proper head to head coverage so your lawn will get properly watered.

Proper Fertilization
A New lawn needs fertilizer to root in, grow and become lush and green. This is the most commonly skipped step of landscapers and homeowners. Using the right type at each stage makes a difference.

Timing depends on soil temperature, not the calendar — overseed too early and the ryegrass competes with Bermuda that hasn't gone dormant yet; too late and germination slows. We check conditions on your property before scheduling.
We recommend keeping heavy foot traffic and pets off the lawn for the first 14 to 21 days. The germination phase is fragile, and this gives the new seed time to establish strong roots without being trampled or disturbed.
Ryegrass typically germinates within 7-14 days under the right watering schedule, with full, even coverage following over the next few weeks as it matures.
Yes. Germinating seed needs light, frequent watering that's very different from an established lawn's schedule. We provide a watering plan and adjust it as your lawn matures through the first few weeks.
